By listing a property on EP Stay, you (“Host”) agree:

1. INDEPENDENT STATUS

You are an independent party and not an employee, agent, or partner of Sun City Goods & Services LLC.

2. RESPONSIBILITY FOR PROPERTY

You are solely responsible for:

Property condition
Safety and maintenance
Compliance with laws
Guest experience

3. INSURANCE REQUIREMENT

You agree to maintain liability insurance of no less than $1,000,000 per occurrence covering:

Guest injuries
Property damage

4. INDEMNIFICATION

You agree to indemnify and hold harmless Sun City Goods & Services LLC from any claims arising from:

Injuries at your property
Property damage
Guest disputes
Legal violations

5. NO PLATFORM LIABILITY

You acknowledge that EP Stay:

Does not inspect properties
Does not verify safety
Is not responsible for any incidents

6. LEGAL COMPLIANCE

You agree to comply with all:

Local laws
Zoning regulations
Tax requirements

7. LISTING REMOVAL

The Company may remove your listing at any time without notice for violations.

8. PAYMENT TERMS

Listings require no monthly subscription or listing fee. EPStay charges a transparent 10% booking service fee when a reservation is successfully paid. Hosts choose whether that fee is paid by the host, split evenly with the guest, or paid by the guest; EPStay receives exactly 10% of the eligible booking subtotal (excluding taxes) in every case. 9. ACCURACY OF INFORMATION

You are responsible for ensuring all listing information is accurate.

By listing a property, you agree to this Host Agreement.
